Madhurawada, once a quiet suburb on the northern edge of Visakhapatnam, has transformed into one of the city’s most dynamic real estate destinations.

Located about 16 km from the city centre along National Highway 16, it offers residents quick access to central Vizag while retaining a calmer suburban setting. This balance of convenience and lifestyle has made Madhurawada a preferred choice for both buyers and developers.

The area’s proximity to the IT corridor at Rushikonda is a major advantage. Professionals employed at the Visakhapatnam IT Special Economic Zone, Infosys and other technology companies find the location attractive. As the IT ecosystem expands, demand for quality housing in and around Madhurawada has only grown.

In recent years, large-scale investments have underlined the suburb’s potential. Sattva Group is developing a Rs. 1,500-crore mixed-use campus. ANSR is setting up a Rs. 1,000-crore innovation centre that is expected to generate more than 35,000 jobs within the IT cluster.

The Visakhapatnam Metropolitan Region Development Authority (VMRDA) has also stepped in with major plans. An 88-acre public-private partnership project is in progress. Proposals for metro rail connectivity and improved road links to the upcoming Bhogapuram International Airport are likely to enhance the area’s accessibility further.

These developments have translated into rising property values. Plot prices in Madhurawada ranged between Rs. 11,000 and Rs. 60,000 per square yard in 2023. On average, real estate values have been appreciating by 10 to 15 per cent annually, making the locality a strong investment bet.

Builders are tapping into every segment of the market. Budget apartments, gated villa communities and luxury high-rises are all part of the mix. The diversity of housing options has ensured that Madhurawada appeals to first-time buyers as well as seasoned investors. 

Beyond investment, the neighbourhood offers a complete lifestyle. It is home to reputable schools, colleges, hospitals, supermarkets and shopping malls, making it one of Visakhapatnam’s most self-sufficient areas. For residents, daily needs are within reach.

“Now we hardly need to travel for anything—schools and shopping are all nearby,” says Anusha Rao, a software professional who moved to Madhurawada recently. For first-time buyers like Prakash Reddy, the attraction lies in better space and amenities compared to central Vizag.

Looking ahead, residents and investors believe that metro rail connectivity and the Bhogapuram airport will define the next growth phase. These projects are expected to ease traffic congestion and improve connectivity to the city and beyond.

With expanding job opportunities, modern housing options and rising property values, Madhurawada is steadily emerging as Visakhapatnam’s growth engine. It blends investment potential with everyday convenience, marking its place as one of the city’s most promising neighbourhoods.
