AP enhances incentives for IGBC-certified green buildings
The Andhra Pradesh Government has enhanced incentives for Indian Green Building Council (IGBC)-certified buildings, offering concessions of 5%, 10% and 15% on development charges for projects with Silver, Gold and Platinum ratings, respectively.
The revised incentives were announced at the second edition of the IGBC Green Andhra Summit 2026, organised by the Confederation of Indian Industry’s Indian Green Building Council (CII-IGBC) in Vijayawada on Friday.
The concessions will be available at the building permission stage based on pre-certification. However, developers must obtain final IGBC certification before the buildings are occupied.
The development charge concessions are in addition to existing reductions in the Impact Fee and Andhra Pradesh Real Estate Regulatory Authority (AP RERA) fees. These are 10% for Silver-rated, 15% for Gold-rated and 20% for Platinum-rated projects.
Principal Secretary, Municipal Administration and Urban Development, Suresh Kumar S., said the Government aimed to make green buildings the norm as part of its Swarna Andhra 2047 vision.
“Resources are finite, and the building and construction sector has a significant environmental footprint. As a State, we believe growth and sustainability must go hand in hand,” he said.
According to CII-IGBC, Andhra Pradesh has 638 registered green building projects covering 627.58 million sq. ft. Of these, 300 projects, covering 479.60 million sq. ft., have received IGBC certification.
The registered projects include 438 commercial, 57 residential, 37 industrial and logistics, 18 built-environment and 83 transit infrastructure projects. Five Net Zero projects have also been registered in the State.
CREDAI Andhra Pradesh president Bayana Srinivasa Rao said that collaboration among the Government, IGBC, and the real estate sector could help the State develop greener, climate-resilient cities.
IGBC National Chairman C. Shekar Reddy said Andhra Pradesh was among the fastest-growing green building markets in the country. Seventeen State governments currently offer incentives for IGBC-certified buildings, he said.
Nationally, IGBC has registered 20,012 projects covering more than 16.33 billion sq. ft.
The summit also marked Amaravati’s receipt of the IGBC Green Cities Platinum Certification (by Design). APCRDA Commissioner Vijay Rama Raju V. said the capital was being planned around renewable energy, energy-efficient buildings, smart infrastructure and resilient urban design.
During the event, IGBC released a Guide for Green Buildings in Andhra Pradesh to help developers, architects, urban local bodies and government departments understand certification requirements and available incentives.
More than 40 projects covering over one crore sq. ft. were registered under the IGBC Green Crusaders initiative during the summit.
