MP Sribharat calls for planned growth of Visakhapatnam

Visakhapatnam MP M. Sribharat has urged the real estate and construction sectors to work with the government to ensure planned and sustainable growth of the city, keeping its future needs in view.

Speaking at the curtain-raiser for the 12th CREDAI Property Expo, Mr. Sribharat said rapid construction must be backed by proper urban planning and compliance with regulations. The three-day expo will be held in Visakhapatnam from December 25 to 27.

He asked builders and developers to follow town planning rules and obtain necessary permissions, cautioning against committing violations in the hope of subsequent regularisation.

“Developers who comply with the rules should not face unnecessary hurdles, while violations must be dealt with strictly. The future of Visakhapatnam must be protected through proper planning and responsible development from the outset,” he said.

The MP stressed the need to address traffic and parking issues before they worsen with urban expansion. He also flagged the conversion of residential properties for commercial use and the misuse of designated parking spaces.

Visakhapatnam should learn from the problems faced by cities such as Hyderabad and Bengaluru and avoid unplanned development that could burden future generations, he said.

Mr. Sribharat urged CREDAI members to prioritise quality construction and regulatory compliance to enhance the credibility of the organisation and the sector.

He said Visakhapatnam had strong potential for commercial real estate, particularly Grade-A office space. Demand from IT, technology and industrial companies was currently estimated at around five lakh square feet and was expected to grow.

He called on developers to diversify beyond residential projects and create commercial spaces suited to global companies.

Mr. Sribharat said he would take up sector issues, including mining and water supply, with the concerned departments. He suggested a core group of public representatives, industry bodies and other stakeholders to address such concerns.

He said developing Visakhapatnam required the collective participation of the government, industry and citizens.
