Google Data Centres Fuel Vizag’s Northward Growth
Google’s proposed data centre projects at Tarluvada, Adavivaram and Rambilli are already influencing land values and development trends across northern Visakhapatnam. The announcements have drawn steady interest from developers and homebuyers, with real estate activity picking up in Anandapuram and Bheemunipatnam, whose populations are estimated at 63,700 and 1.7 lakh respectively.
“Plots in and around the identified locations are witnessing strong demand,” said E. Ashok Kumar, President, CREDAI Visakhapatnam Chapter. “The project has lifted expectations across the belt, and land values have shown clear movement. The next phase will depend on how quickly supporting infrastructure is taken up.”
Local brokers note that pockets around Tarluvada, Kommadi, Tagarapuvalasa and Adavivaram have reported sharper price appreciation, prompting some landowners to consider larger conversions or joint development. While the sentiment remains positive, developers point out that clarity on road connectivity, water supply and power augmentation will be critical for sustained growth.
“The response has been encouraging, but long-term stability hinges on reliable civic services,” Mr. Kumar said. “Once these issues are addressed, the region can move towards planned urban growth instead of fragmented expansion.”
The prospect of a significant digital infrastructure hub is also expected to shape demand for lifestyle and community services. Schools, healthcare facilities, retail outlets and hospitality establishments are likely to expand in line with future requirements. Contractors and technology-linked service providers have begun exploring opportunities along the Anandapuram–Bheemunipatnam corridor.
Mr. Kumar noted that the wider impact may reach beyond real estate. “A project of this scale brings employment, investment and new services,” he said. “If implementation proceeds smoothly, northern Visakhapatnam could emerge as one of the region’s most active development zones.”
