VMRDA to enter residential housing sector after a decade

The Visakhapatnam Metropolitan Region Development Authority (VMRDA) will directly develop residential housing in the city, marking a major shift after more than a decade. The authority is inviting Request for Proposal (RFPs) for apartments in Midhilapuri and Vepagunta, along with a 50-story luxury tower in Madhurawada.

The Midhilapuri and Vepagunta projects target middle-income families, offering apartments below current market rates. Both will include gated communities, swimming pools, gyms, and party halls. Midhilapuri will have 264 flats across five blocks with 2BHK, 2.5BHK, and 3BHK units, while Vepagunta will offer 45 similar flats.

The luxury tower in Madhurawada will be a landmark development spanning 4.07 acres, with six interconnected 50-floor towers. It will feature 3BHK, 4BHK, and duplex apartments, plus a clubhouse, swimming pool, gym, spa, and other lifestyle amenities.

VMRDA Chairman Pranav Gopal told The Coastal Times that the goal is to make homeownership more attainable amid rising housing costs. “These projects bridge the gap in middle-income housing while maintaining high quality. They will be developed through a public-private partnership with an estimated investment of Rs 124 crore. If successful, this model could expand across the region,” he said.

Residents have welcomed the move. Ravi Kumar, a software professional, said, “Housing prices are almost unaffordable. If VMRDA provides quality apartments at reasonable rates, it will be a big relief.” Sunitha Reddy added, “We have been saving for years to buy a home. Projects like these could finally make it possible for middle-income families.”
