Rental Yields Gain Ground in Visakhapatnam Property Market

Real estate investment in Visakhapatnam is shifting from speculative land purchases and capital appreciation towards income-generating assets, with residential rentals and commercial leasing gaining importance.

The shift comes amid expanding IT activity, industrial investment and infrastructure development, which are boosting demand for housing and commercial space. Investors increasingly assess rental potential, tenant demand and maintenance costs before buying.

According to the Magicbricks Visakhapatnam Micromarket Report for Q1 2026, residential rents rose 15.05% year-on-year, while capital values rose 14.49%. Madhurawada, PM Palem, Yendada, Rushikonda and Gajuwaka are attracting residential investment interest.

Commercial real estate is also drawing attention. The city recorded about 2.8 lakh sq. ft. of commercial leasing in 2025, according to the CIRIL Indian Real Estate Market Report for H2 2025. Grade A office rentals ranged from ₹40 to ₹60 per sq. ft. a month, depending on location.

While Siripuram, Dwaraka Nagar, Ram Nagar and Daba Gardens remain established commercial centres, Madhurawada is emerging as a key office destination, supported by IT activity.

Proposed investments in technology, data centres and industrial infrastructure, along with the Bhogapuram International Airport project, have raised expectations for the city’s economy. However, sustained demand will depend on project execution, job creation and better civic infrastructure.

The shift towards rental income reflects a more cautious approach. Buyers are focusing on acquisition costs, occupancy levels, lease agreements and realistic rental returns rather than relying solely on future appreciation.

High property prices, infrastructure gaps and possible oversupply in some locations remain concerns. Investors must also weigh water availability, connectivity, parking and maintenance expenses.

Visakhapatnam’s real estate market is moving towards an income-oriented model, with sustainable rental returns now weighing alongside long-term capital appreciation.
